Conditional Offers & Client Responsibility

Credit Documentation

All credit documents, offer letters, facility agreements, and related financing documentation are issued exclusively by third-party lenders or investors.

Esteema Capital Partners:

• Does not draft, control, approve, or amend such documents
• Acts solely as an intermediary facilitating communication and delivery

It is the sole responsibility of the client to:

• Review credit documents
• Obtain independent legal, tax, and financial advice
• Execute documentation in accordance with their own requirements
• Comply with all lender or investor conditions once terms are accepted

Esteema Capital Partners’ responsibility is strictly limited to facilitating access to capital providers and providing lender-issued credit documentation.

Delays Outside Our Control

Esteema Capital Partners shall not be responsible or liable for any delays in:

• Processing of applications or submissions
• Credit approvals or decision-making
• Issuance of offer letters or credit documents
• Valuation appointments, inspections, or reporting
• Legal due diligence, documentation, or completion

Such matters are beyond our control and depend on third-party lenders, investors, valuers, legal advisers, regulators, and market conditions.

Any timeframes referenced (including 24–48 hours or 4–6 weeks) are indicative only and do not constitute commitments or guarantees.
